There has been a major increase in town-home developments in the past five years in Ottawa Ontario. Mainly in Barrhaven, Kanata and Orleans Ontario from 2 to 3 story town-homes. Price for a new roof can depend on the style of the house as well as the details.

Not every home is built the same and there are townhomes as big as a single family home. Roof structure on townhomes are mainly elevated. There may or may not be any valleys, dormers, lower roofs at the front or at the back of the house. It is always recommended to replace the entire roof at once but most of the time it is a mission impossible to bring 4 to 6 homeowners agree on terms. End units are always more expensive to replace because the end units are much bigger in terms of square footage as well as the middle units.
Only problem with townhomes is that dividing the property line between 2 units and waterproofing both units once the installation is complete.
Shingle Manufacturers has specific guidelines in order to offer a valid warranty when the roof is being replaced. Not every roofing contractor is aware of this nor the homeowners.

Typical townhome roofs can be anywhere between 3000$ to 5500$ the most and again it all depends on the details, pitch of the roof etc..
It is always a good idea to get 3 quotes when its time to replace your townhome. Always talk to your neighbors living on the same complex to see whether they will be interested in replacing the roof at the same time as you are to speed up the process as well as reduce the cost of having another roofing company come out. It will save money and time if it is all done at the same time.

There is a big difference between being a roofer and a roofing company. A roofer is an individual who is employed by a roofing company that gets paid per hour to perform such task. A roofing company is the one who provides solutions, quality workmanship and offers workmanship and manufacturer warranties.

In Ottawa Ontario there are two types of warranties available. First one is what i call it “tail-light warranty” offered by an individual that whom you’ll never see again, in other words; once the tail-light is disappeared so is your warranty. Second one is an official manufacturer warranty that is filled out by a company with all the contact, price, product and even an address with a valid phone number signed and dated right in front of the customer when the job is completed.

A well established roofing company will not request any money up front as long as the contract is signed and all the terms are understood by the homeowner. A start date will be determined after the color is chosen by the homeowner.

To be honest this season i sold jobs by email and never even met the homeowners until  i was actually on site with my crew. If i cant trust my customer why should the customer trust me? That is one of the reasons i refuse to ask for deposit from any of my customers. Especially getting all the referrals, it is a guaranteed sale.

I have been installing shingles and flat roof membranes for a long time and there are many different brands of roofing products out there to choose from. They are all made from the same mixture of materials. One brand can be darker than the other or other brand may have variety of colors to choose from. I personally think that it’s not the brand of the shingles that matters. If you ask why; there are many factors involved in the life span of your roof, for example underlayment, ventilated soffit, roof vents, slope of your roof, location of your house and on and on.

You can install the identical shingles on two different houses in two different locations and the one that’s less visible to sun, better ventilated and with a better pitch will last a long time to age. On the other hand if the house is right under the sun all the time, poor ventilated and has low-pitched slope on it will get fried.

Choosing a mid range color is a key when it comes to replacing your roof. Darker colors will attract the sun and life span will be shortened. Lighter colors are in the same category but opposite reaction to the sun. Sun reflects of the brighter colors and there is still a big impact on the life span of the roof. Mid range colors are always out there but they are not flirting with the sun. Sun is a player and it will burn you down as soon as you turn around.

Always inspect your soffit to make sure it is not blocked by insulation and there is a path for the fresh air to flow. Ventilation is a must, your attic should be same temperature as the outside. Make sure according to the sqf of your attic, have enough ventilation installed.

Always hire a trusted roofing company that you can depend on. Ask family or friends for advice if you don’t know any. Search on the internet for reviews and ask for references.

If you live in Ottawa and the valley you must have seen the layers of snow and freezing rain combination. Sometimes you may think there is a problem with your roof but actually it’s the unpredictable weather that we are having.

If your house is a bungalow and has more than average number of valleys on your roof, get prepared for the snow and ice build up during winter. Any house or building can have ice dams or more than average snow build up.
If you ask what causes ice dams i can explain it briefly. There are many reasons behind ice dams and it changes from house to house. If there is not enough fresh air in your attic, it can build condensation and turn into ice dams. If your vents are covered with snow and attic air is not venting out, it will help ice dams to form. If you have poor ventilation it will definitely form ice dams. Number of vents and amount of vented soffits must be balanced, if your attic is not same or close to temperature outside, it will help the ice dam. If you are not sure what it is or need an advise from a professional, contact your local Ottawa Roofers and they will be more than happy to consult you about your needs.

It is always in your best interest to maintain whats yours. You may have to do roof inspection once a year to be on the safe side. Your roof protects you and you should do the same in return and maintain it. Hire a roofing contractor to remove all the snow and ice dam off your roof before spring or you may be facing a bigger issue if there isn’t any ice and water shield or felt paper. Now days builders are saving nickles and dimes.  I have not seen one house yet with ice and water shield or felt paper all around. But that’s where i take over and do it right.
