Commercial flat roofs are more likely to accumulate more snow and ice when it’s compared to pitched roofs. if the roof is designed with a high curb all around, it can be the main cause of the snow to park for long term rather than blow away with the wind.
Depending on the sqf of the flat roof, dept of the snow can be a real danger if you ask me. There is big difference in between powder snow and wet moist snow. It may be dry and powder right now but as soon as thaw starts the weight of the snow will multiply. We have seen in the past flat roofs collapsing due to extra weight added on by the wet snow.
It is very important to clear not all but most of it prior to thaw to avoid the structural stress and possibility of structural damage.

You can never go wrong about maintaining your home by cleaning the gutters prior to every winter. Everything is going to freeze eventually but you want to make sure all the drains are clean so that the water can drain properly.
Ice dams are dangerous and eavestrough are the number 1 source of ice damming. If the water is trapped inside the gutters ice dams will get much bigger than you expect. Also having dryer, kitchen hood fan vent and bathroom fan vent exiting from the soffit can be source for the ice dams. Hot moist air feeds the ice dam by creating a cycle of thaw and freeze, which turns into a missive iceberg in no time. These are the potential problems that can occur during cold winter months.
Be sure to clear all the dirt, leaves and debris from the gutters and reinforce any lose or saggy sections by using screws not nails. Never use a nail unless u can screw it. Be sure to re-caulk all the vents, exhaust vents and all the exposed finishing nails. Look for popping nails and remove them. Once removed apply caulking to the nail hole and apply pressure to make sure caulking gets right in there.
It is highly recommended to hire a professional roofing company to perform such task. If it is safe and accessible for you to perform go right ahead. Secure your ladder from the top and the bottom before getting up there. Do not lean side to side, just get down and reposition your ladder.
This is the time of year where is all begins. Whoever had problems with their roof during this strange winter in Ottawa, Ontario should start to shop around and get different ideas from different roofing contractors.
If you’ve experienced a bad winter where the ice dams caused water damage to your home or office repairing the problem is always a quick fix and it can happen again. Right thing to do is to solving the problem from the root cause. If ice dams were an issue, that tells you there isn’t enough ice and water shield on your roof deck to protect your home or office from potential water damage, mold, rotten plywood or even worst. Repairs are easy to do and its a fast cash that’s how i see it. If the customer insists on repairing the problem instead, i will not disagree but i would confront the customer about the similar issues that may occur in the near future.
Age of the roof can be an issue also, after repairing the problem way too many times, even the repairs don’t work after a certain point. Make sure the company that is providing you the estimate gets on the roof and inspects the roof, measures the actual square footage. Anybody can “quesstimate” by looking at it from the ground. Make sure you get all the details in writing with all the product and warranty information. Ask questions if it is not clear. Always get 3 estimates and compare. Cheap does not mean quality. Expensive does not mean quality either. Look for the reasonable/fare price.
There are lots of older homes in OttawaOntario that does not have significant ventilated soffit installed to increase the fresh air flow into the attic. Majority of the older homes did not come with that feature and those homeowners replace the roof way more often than they should.
Roof vents are designed to help all the fumes, hot air from your attic to escape so that the temperature of your attic is same or similar to outside. In order for the roof vents to work properly it requires fresh air to enter from the soffit. When there is no intake/fresh air entering the attic ventilation process is very slow maybe even non. You can install as many vents as you like but it requires fresh air to create a force to complete a cycle.
During winter months it is very easy to point out which house does not have proper air circulation just by looking at the ice dams. When the snow covers the vents on your roof it suffocates your attic and that causes condensation, forces the hot air to exit from the soffit instead of the roof vent itself. Hot fumes exiting from the soffit creates a thaw action daytime and allows it to freeze overnight. After few weeks of that will give you a massive ice dam that will form along the eavestrough and it will work its way along the metal valley. It can get messy once this ice starts to melt and cause major water damage to the houses.
It is not a very big job to do but there are only certain roofing companies who will be able address that issue. Many roofing companies would want to get paid for removing ice dams instead of fixing the lack of air balance. We offer residential and commercial soffit and fascia sales, installations, repairs and services in greater Ottawa region. We also do offer free quotes and estimates to potential customers who is experiencing that types of problems.
I have to admit this past week was extremely crazy. My phone did not stop ringing for the past 5 days because of all the houses that got flooded because of the ice dams.
Homeowners starting to understand the importance of a good quality roof instead of a quick fixer upper. The money they saved on the roof replacement plus few more thousands to the repairs to correct the issues and maybe a new roof. Ice dams does not form on its own. It requires either direct sunlight or heat loss thru your attic to form ice dams. Proper ventilation is one of the issues. When the vents get covered by snow, it makes it harder to vent our or even does not vent out at all. When the hot air gets trapped in your attic if will push back thru the ventilated soffit and start to form ice dams along the gutters. Hot fumes will melt the snow and turn it into ice over night. Eventually it gets bigger and wider. Whenever there is a warmer day, snow melts and it polls up behind the ice dam. It wont take a long time until you can see it dripping from your ceiling.
Here is my advise to the homeowners, don’t try to save couple of hundred dollars during replacing your roof. Make sure drip-edge is installed along all the edges. Depending on the slope of your roof have ice and water shield installed at least 6 feet from the gutters maybe more if needed. And have the rest of the roof covered with felt/tar paper or anything similar.
When we replace a roof our minimum usage of ice and water shield is 6 feet. Regardless of what the slope is, it is our company policy install 6 feet of ice and water shield and 100% felt paper and of course maximum ventilation.
Did somebody say winter? Yes you heard it right winter. It is that time of year cleaning the front and back yard few times until there is no more leaves left to rake.
You don’t necessarily need to be living beside a lot of trees but the wind has its own method of drifting. Cleaning around the house gives every home a fresh and clean start when the spring is knocking at the door. But before we go to fast, we need to make it thru the winter first. It takes a lot of dedication to take all the necessary steps to protect yourself and your loved ones from the cold winter days. For starters make sure your hydro and natural gas bills are paid up to date for any surprise delays during cold days. Your roof is in good shape and has been inspected by a professional roofing company. Any branch that is leaning towards your roof is a potential danger so trim it down. All the gutters are free from leaves, debris and maybe tennis balls. It may sound strange but I’ve seen it too many times. A clogged drain is a first element of a massive ice dam that could destroy your home and cost you a chunk. Make sure all the drains are functioning and water is being guided “away” from your foundation.
Winter months are a challenge for your roof and your furnace. Maintaining both can be sometimes pretty expensive. You need a furnace to keep you nice and warm. Your roof is there to keep your house nice and warm.
There are simple tests that can be done by the homeowner to determine if there is a heat loss. You can simply check the temperature in every room in your house and figure it out. If there is a heat loss in a specific section of your house it will form ice dams right above it. Sometimes when the insulation is blown into your attic proper dept may not have been met. It takes time for blown insulation to settle. Week after the insulation was blown into your attic, the dept should be checked again all around the attic and add more the low spots to have an even layer of insulation all around. Do you think your builder hired the insulation contractors to come back and make sure proper dept was applied? I really don’t think so.
Best solution for homeowner to hire a professional roofing contractor every time you buy a home to inspect your roof, your attic and all the exterior features. Most of the time paying couple of hundred dollars to a contractor is always cheaper than over working your furnace. Home inspectors a joke if you ask me when it comes to roofs. Looking at your roof across the street with a binocular is not a good sign of professionalism.
If you live in Ottawa and the valley you must have seen the layers of snow and freezing rain combination. Sometimes you may think there is a problem with your roof but actually it’s the unpredictable weather that we are having.
If your house is a bungalow and has more than average number of valleys on your roof, get prepared for the snow and ice build up during winter. Any house or building can have ice dams or more than average snow build up.
If you ask what causes ice dams i can explain it briefly. There are many reasons behind ice dams and it changes from house to house. If there is not enough fresh air in your attic, it can build condensation and turn into ice dams. If your vents are covered with snow and attic air is not venting out, it will help ice dams to form. If you have poor ventilation it will definitely form ice dams. Number of vents and amount of vented soffits must be balanced, if your attic is not same or close to temperature outside, it will help the ice dam. If you are not sure what it is or need an advise from a professional, contact your local Ottawa Roofers and they will be more than happy to consult you about your needs.
It is always in your best interest to maintain whats yours. You may have to do roof inspection once a year to be on the safe side. Your roof protects you and you should do the same in return and maintain it. Hire a roofing contractor to remove all the snow and ice dam off your roof before spring or you may be facing a bigger issue if there isn’t any ice and water shield or felt paper. Now days builders are saving nickles and dimes. I have not seen one house yet with ice and water shield or felt paper all around. But that’s where i take over and do it right.
