There has been a major increase in town-home developments in the past five years in Ottawa Ontario. Mainly in Barrhaven, Kanata and Orleans Ontario from 2 to 3 story town-homes. Price for a new roof can depend on the style of the house as well as the details.

Not every home is built the same and there are townhomes as big as a single family home. Roof structure on townhomes are mainly elevated. There may or may not be any valleys, dormers, lower roofs at the front or at the back of the house. It is always recommended to replace the entire roof at once but most of the time it is a mission impossible to bring 4 to 6 homeowners agree on terms. End units are always more expensive to replace because the end units are much bigger in terms of square footage as well as the middle units.
Only problem with townhomes is that dividing the property line between 2 units and waterproofing both units once the installation is complete.
Shingle Manufacturers has specific guidelines in order to offer a valid warranty when the roof is being replaced. Not every roofing contractor is aware of this nor the homeowners.

Typical townhome roofs can be anywhere between 3000$ to 5500$ the most and again it all depends on the details, pitch of the roof etc..
It is always a good idea to get 3 quotes when its time to replace your townhome. Always talk to your neighbors living on the same complex to see whether they will be interested in replacing the roof at the same time as you are to speed up the process as well as reduce the cost of having another roofing company come out. It will save money and time if it is all done at the same time.

Have you ever wondered why all the commercial buildings have flat roofs? The answer is easy; an average home is very small when you compare it to a flat roof, it is possible to fabricate custom roof trusses for a house but when it comes to a flat roof it is impossible. Flat roofs are designed with steel frames and support beams and the houses are made out of 2×4’s and osb/chipboards.    When the flat roofs are being constructed the builder can install drainage or scuppers to get rid of the water. Some flat roofs are designed with slope so water will always drain on its own.
There are many different types of flat roofing system that require gluing, steaming, mopping or torching. If the existing roof was tar and gravel and now it is being converted to a torch-down roofing system, the slope, drainage or scuppers must be installed or addressed to eliminate water damage that could lead to a disaster. It is normal for a flat roof to have some water pooling but not a lot. During summer months water will evaporate eventually but if it rains again back to square one.
My personal recommendation would be to re-frame a new slope for water to run off or install drainage or install scuppers. To extend the life of your flat roof you must maintain it. Clean all the drain filters, remove all the leaves and debris away from the drainage and scuppers to get water moving, remove heavy wet snow to eliminate structural damage that can be fatal.
