It’s not the shingles that go bad every so often, it’s the improper intake and exhaust system that is not performing like it supposed to. If the temperature in your attic is much different from outside, that is a perfect sign.

An attic that is not venting properly could cause many problems during summer and winter to your roof and to your pocket if you ask me. Lack of ventilation causes ice damming and condensation during winter months and it can get ugly. During summer months your attic will act like a furnace cooking the certain areas of your home. Your roof shingles are always under the sun and it is designed to expand and shrink depending on the temperature. When there is lack of ventilation that can be caused by improper intake system which is referred to your soffit that is designed to allow the fresh air to enter your attic and balance the temperature.

Anyone can replace a roof but not everyone is willing to make your roofing system to perform like it should. Many times the homeowners would think that we are trying to up sell the product. Some homeowners they actually do their own research and agree with the report that we reported to correct the existing issues. There are lots of older homes in Ottawa Ontario that does not have significant ventilated soffit installed to increase the fresh air flow into the attic. Majority of the older homes did not come with that feature and those homeowners replace the roof way more often than they should.

Roof vents are designed to help all the fumes, hot air from your attic to escape so that the temperature of your attic is same or similar to outside. In order for the roof vents to work properly it requires fresh air to enter from the soffit. When there is no intake/fresh air entering the attic ventilation process is very slow maybe even non. You can install as many vents as you like but it requires fresh air to create a force to complete a cycle.

During winter months it is very easy to point out which house does not have proper air circulation just by looking at the ice dams. When the snow covers the vents on your roof it suffocates your attic and that causes condensation, forces the hot air to exit from the soffit instead of the roof vent itself. Hot fumes exiting from the soffit creates a thaw action daytime and allows it to freeze overnight. After few weeks of that will give you a massive ice dam that will form along the eavestrough and it will work its way along the metal valley. It can get messy once this ice starts to melt and cause major water damage to the houses.
It is not a very big job to do but there are only certain roofing companies who will be able address that issue. Many roofing companies would want to get paid for removing ice dams instead of fixing the lack of air balance. I have to admit this past week was extremely crazy. My phone did not stop ringing for the past 5 days because of all the houses that got flooded because of the ice dams.   Homeowners starting to understand the importance of a good quality roof instead of a quick fixer upper. The money they saved on the roof replacement plus few more thousands to the repairs to correct the issues and maybe a new roof. Ice dams does not form on its own. It requires either direct sunlight or heat loss thru your attic to form ice dams. Proper ventilation is one of the issues. When the vents get covered by snow, it makes it harder to vent our or even does not vent out at all. When the hot air gets trapped in your attic if will push back thru the ventilated soffit and start to form ice dams along the gutters. Hot fumes will melt the snow and turn it into ice over night. Eventually it gets bigger and wider. Whenever there is a warmer day, snow melts and it polls up behind the ice dam. It wont take a long time until you can see it dripping from your ceiling.
Here is my advise to the homeowners, don’t try to save couple of hundred dollars during replacing your roof. Make sure drip-edge is installed along all the edges. Depending on the slope of your roof have ice and water shield installed at least 6 feet from the gutters maybe more if needed. And have the rest of the roof covered with felt/tar paper or anything similar.
When we replace a roof our minimum usage of ice and water shield is 6 feet. Regardless of what the slope is, it is our company policy install 6 feet of ice and water shield and 100% felt paper and of course maximum ventilation.
