All flat roofs need tlc time to time, depending on the circumstenses. We recommend annual inspections for medium to large scale roofs.
Only thing that is concerning about a flat roof is the accumulation of the snow, ice and the current flow rate of the drains. Frozen and/or clogged drains are likely to cause roof leaks and property damage.
It is highly recommended that all drains are free of dirt and debris prior to winter. Being proactive with maintenance can save thousands of dollars in preventable leaks caused by stress. When we get called in to repair a roof leak, it is always caused by negligence. Leaks caused by natural disasters are almost impossible to prevent.
When we look at a pitched roof, majority of the roof is visible from ground level and does not require climbing unless a small leak that is not visible. Flat roofs have zero visibility from ground level unless you climb up there.
Before making a claim through your insurance company, always have your roof inspected by a experienced professionals independently. Insurance claims will pay for the damages caused by the leak but not the source. 95% of the time your roof is not covered by the insurance unless you have “no water clause”. Additional premiums apply.
We offer independent reports for insurance, mortgage companies and for property owners. Our services are available 24/7 in Ottawa, Nepean, Kanata, Stittsville, Manotick, Greely, Gloucester, Cumberland, Orleans, Barrhaven and Ottawa South.
