Skylights can be the best option to brighten up any room or living space that is consuming electricity during daytime. Using the mother nature to bring in daylight can save you money in the long run no doubt.

Only problem with skylights is that if the roof is being replaced, skylight should be replaced at the same time to avoid problems in the future. If the skylight gets pried or moved a bit just to get the old shingles out, it can definitely cause leaks not today but eventually. I’ve done many skylight repairs on newer roofs just because of that reason. We can only caulk around the skylight itself or around the glass to stop the leak. These repairs are temporary solutions and it can get pricy slowly but surely. If you spend 250$ every year on repairs, you can have a new skylight installed for the same amount in 3 to 4 years. We are not talking about the drywall repairs or the paint job that is needed to complete the repairs.

Skylight leaks are not always visible to a naked eye. It can rot the plywood around it slowly and this can be a structural issue if not taking care of. In some cases mold can be found just because of the duration of the leak that was not noticed.

If a skylight is leaking, there can be 2 reasons a) it is not flashed properly b) seal on the glass is cooked under the sun for all those years. Temporary option is to repair it so that the leak stops. Permanent solution is to replace the skylight and get it over with. A new skylight comes with 10, 15 or 20 years warranty depending on the make and model as well as the company who is installing it. Always shop around and get multiple quotes from 3 different companies to compare. Cheap does not mean good, expensive does not mean any better either. Look for a reasonable price somewhere in between.
